The challenge

Why this had to be built

Buildings are not short of sensors, meters or dashboards. They are short of a layer that converts what those instruments see into what the plant actually does.

A building management system tells you what the building is doing. It rarely tells you what it should be doing

A BMS is a control system, not a decision system. It executes the schedule it was given — faithfully, for years, long after the tenant mix, the occupancy pattern and the tariff structure have all changed around it. Meanwhile the energy market moves hourly.

The result is a building that is technically well controlled and commercially blind. The gap was never instrumentation. It was the layer above it.
