Owner-first operating model

Every operational decision tied to net operating income.

ODIN turns a shopping centre from an environment you maintain into an asset you tune. Visitors, energy, leasing, tenants and back office run as one connected system — and the recommendation layer above it turns those signals into decisions, not reports. Every action is measured by what it does to the bottom line, and the target is a 5–15% net operating income uplift.

Proven at Westend

What the model has already delivered.

Westend is the largest and most talked-about shopping centre in Budapest — retail, offices and a hotel in one high-traffic urban location. Three domains show most clearly what happens when data stops being a report and starts being a decision.

Leasing

Rent levels set by evidence, not by precedent

Zone, store and journey-level insight feeds directly into tenant mix, placement and lease negotiation. Every unit is priced against what it demonstrably delivers, so revenue per sqm is optimised rather than inherited.

We stopped talking about cost and started showing what each unit actually produces.

Energy

AI-supported BMS delivered end to end

Consumption is continuously optimised across a complex mixed-use asset, and the building responds to market prices — shifting load away from peak tariff hours and adapting as rates move, instead of absorbing whatever the market charges.

Energy prices move constantly. The building now acts ahead of them instead of paying whatever the peak hour costs.

Marketing

From campaigns to customer value

Creating a more relevant destination for visitors and a stronger-performing asset for owners.

The competitive advantage of a modern shopping centre is no longer just its tenant mix, but its ability to understand visitor behaviour and turn that insight into better experiences and stronger commercial outcomes.

We ran the experiments so you don't have to

Over more than ten years we have tested, evaluated and deployed PropTech solutions across every domain of a live, fully operating asset. Plenty of them failed: tools that demoed beautifully and delivered nothing, integrations that broke under real traffic, dashboards nobody opened twice. The twelve solutions in ODIN are what survived that filter. You inherit the shortlist, not the decade of trial and error behind it.

How it works

5 domains. One ODIN intelligence core covering all of them.

Most assets already have the systems. The problem is that they operate in isolation. ODIN is the intelligence layer that connects them, unifies their data, recommends actions and automates decisions wherever they can be made with confidence.

See what matters. Know what to do.

ODIN does more than unify data. It continuously analyses signals across all operational domains and translates them into actionable recommendations, identifying what to change, where intervention creates value, and what impact can be expected. By reducing decision latency between insight and action, ODIN helps decision makers capture opportunities faster, mitigate inefficiencies earlier, and improve net operating income.

The challenge

Why ODIN was born

The European mall sector is not short of demand, data or technology. It is short of a way to convert them into financial performance — consistently, and fast enough to matter.

In retail real estate, the biggest hidden cost is decision latency — the gap between knowing and acting

Services get delivered. Data gets reported. Decisions get made periodically. Performance gets assessed retrospectively. Every step in that cycle is competent in isolation — and the value leaks in between them, amplified by rising cost pressure, ESG requirements and consumer expectations that move faster than the reporting cycle.

Best-in-class tools running in parallel silos produce fragmented intelligence, not compounding advantage. The gap was never capability. It was orchestration.

Fragmented workflows

Mall management operates in silos — each function competent, none connected, no single view of how they affect each other.

Reactive, retrospective cycles

Maintenance responds to failure, decisions arrive after the quarter closes. By the time the report lands, the window to act has passed.

Weak decision support

Dashboards describe what happened. Almost none of them recommend what to do — the leap from analytics to decision intelligence is unmade.

One-size-fits-all service models

Rigid setups that ignore how different assets actually are in scale, maturity and positioning — so the model fits nobody precisely.

We had no shortage of systems, data, or reports. What we lacked was a way to understand, in real time, which actions would create the greatest impact on performance. Each system held part of the answer, but none could see the whole picture. ODIN was built to close that gap, turning fragmented signals into clear recommendations and measurable action.

Deep dive

Five domains. One operational intelligence core.

Each operational domain contributes a different layer of understanding. Together, they create the connected intelligence that allows ODIN to identify opportunities, recommend actions, and improve performance across the asset.

Domain 01

Leasing

Market and behavioural intelligence brought into the leasing conversation, plus a fully digitised booking workflow for short-term lettings.

  • SL booking platform — fully digitised workflow
  • Competitor monitoring
  • Search and demand trend data
  • Tenant scoring for screening and selection

Domain 02

Tenants

Treating tenants as partners rather than occupants: less manual effort, faster approvals, and a structured way to hear what they need before it becomes a reason to leave.

  • Tenant app — workflow-based admin
  • Sales reporting and digital approvals
  • Tenant feedback with NPS & CSAT
  • Performance visibility per unit

Domain 03

Visitors

GDPR-compliant behavioural analytics on composition, flow and spending — the input for zoning, campaigns and visitor experience decisions alike.

  • Digital channels — wayfinding, offers, receipt scanning
  • Behaviour analytics — capture, dwell, cross-visitation
  • NPS & CSAT computation
  • Marketing automation on behavioural segments

Domain 04

Energy

AI-supported building management with continuous optimisation — the clearest line from an operational system straight to the OPEX column.

  • AI-based BMS integration
  • Continuous consumption monitoring
  • Automated optimisation and anomaly detection
  • ESG and efficiency reporting

Domain 05

Backoffice

The operational core. ERP, facility management and parking connected into the same workflow, so the numbers behind the asset and the numbers in front of it finally sit in one place.

  • ERP integration
  • FM system and work-order automation
  • Parking system
  • Predictive maintenance triggers

Where the five domains meet

Each domain produces valuable data. Insight emerges when those signals are connected: energy consumption viewed alongside occupancy patterns, maintenance actions aligned with tenant activity, and leasing decisions informed by visitor behaviour. The ODIN Intelligence Core integrates these domains into a unified operating model, transforming disconnected information into actionable intelligence. It operates across three levels.

Level 1

Data level

Every domain's readings normalised into one structure.

Level 2

Dashboard level

Owner-level KPIs and cross-domain correlation in one place.

Level 3

Recommendation

What to change, where, and what it is worth — not just what happened.

A centre manager makes maybe twenty informed decisions a week. The model prepares two hundred. Not better judgement — more of it, applied consistently, across every zone and every tenant, every single day. The manager still decides — now with the full picture, not a fragment of it.

About us

Built by the people who carry the P&L

ODIN was not built by a software company selling into retail real estate. It was built inside a working shopping centre, by the team that answers for its performance every month — which is why it solves the problems operators actually have rather than the ones that demo well.

The work lives in the Innovation Center of DEVO Group, one of Central Europe's established real estate developers and operators. The Innovation Center is where new PropTech gets tried against a running asset rather than a slide deck: whatever holds up under real traffic, real tenants and real cost pressure goes into ODIN, and whatever does not gets dropped. Westend Shopping Center has been that proving ground since it opened.

It also means the incentives are aligned in an unusual way: we are not paid to install technology. We are measured on the same number you are.

FAQ

Questions we get most often.

Request briefing

The briefing is a working session, not a sales presentation. We walk through the operating model, discuss which domains apply to your asset profile, and explore the opportunities most relevant to your operation. During the session, you will get direct answers from the team running the reference asset and building ODIN from real-world operating experience.
